In June 2025, home sales jumped 12.5 percent, and active listings soared to nearly 38,713 homes, a 32 percent increase from last year. With 5.4 months of inventory, Houston has shifted into a balanced market. For buyers, this means more breathing room, more choices, and more negotiating power than we have seen in years. Affordability is also showing signs of improvement. Mortgage rates dipped to 6.8 percent and home prices nudged down by 0.6 percent, putting the median home at $349,400. About 39 percent of households can now afford that price point, up from 37 percent last year.
